Broadway Streetscape Project

The Broadway Streetscape Project, with the goal of revitalizing the Lorain downtown corridor, is currently underway. Check back here for weekly updates on the project progress as well as new downtown development! 

Updates

Karvo Companies will continue with the work of sealing off and filling up the vault areas. During this construction ingress and egress to the businesses will remain. However, the sidewalks in front of these businesses will be narrowed in order to complete this phase of construction. Parking in front of these businesses will be restricted. The contractor will be utilizing the parking areas in front of these businesses for their construction equipment. Please see City Parking Map for alternate parking locations.

On Thursday 3/21/2019 – The contractor is scheduled to close the Northbound right turn lane on Broadway to head East on West Erie Ave. This traffic pattern will remain until the vault work for the 301 Broadway Building is complete. Time frame for lane closure - approximately 45-60 days.

Proposed Work for the Week of 3/18/2019 thru 3/23/2019

  • 301 Broadway: (Broadway Building) – Work for this week is scheduled to be performed inside vault area with no removal of the roof structure.
    • Construction of interior temporary walls.
    • Installation of temporary wall supports for the existing vault structure.
  • 502 Broadway:
    • Waterproof wallI
    • Install aggregate and filter fabric for floor cut-out.
    • Continue with the placement of the low strength mortar backfill.
  • 520 Broadway:
    • Core holes through walk for the placement of the concrete for the proposed cast-in-place concrete wall sections.
    • Install reinforcing steel and formwork for the new cast-in-place concrete wall sections.
    • Begin the concrete placement for the new cast-in-place concrete wall sections.
  • 600 Broadway:
    • Core holes through walk for the placement of the concrete for the proposed cast-in-place concrete wall sections.
    • Relocate Utilities
    • Install reinforcing steel and formwork for the new cast-in-place concrete wall sections.
    • Begin the concrete placement for the new cast-in-place concrete wall sections.
  • 457 Broadway:
    • Cut out access points.
    • Clean out vault area
    • Relocate utilities
    • Cut out basement floor for the installation of the new cast-in-place concrete wall footing.
    • Install reinforcing steel and formwork for the new cast-in-place concrete wall section footing.
    • Place concrete for the new footing.
  • 725 Broadway:
    • Cut out access points.
    • Clean out vault area
    • Relocate utilities
    • Cut out basement floor for the installation of the new cast-in-place concrete wall footing.
    • Install reinforcing steel and formwork for the new cast-in-place concrete wall section footing.
    • Place concrete for the new footing.
  • 559 Broadway:
    • Cut out access points.
    • Relocate Utilities.

Work completed 3/12/2019 thru 3/16/2019

  • 502 Broadway:
    • Concrete placed for remaining cast-in-place concrete wall section.
    • Another lift of low strength mortar backfill was placed for the main section of the vault area.
  • 520 Broadway:
    • Concrete placed for the new cast-in-place concrete wall footing.
  • 600 Broadway: (Broadway Vault & 6th Street Vault)
    • Dowel, reinforcing steel, formwork and concrete placed for the new cast-in-place concrete wall footing.

Work Completed 3/4/2019 thru 3/12/2019:

  • 502 Broadway:
    • Waterproofing complete
    • Aggregate and filter fabric for footing drain installed.
    • Placed first lift of low strength mortar backfill to the small vault area along 5th Street.
    • Cored grout holes through roof deck for placement of low strength mortar backfill.
    • Spectrum’s contractor installed conduit through sections of vault along 5th Street for future cable installation.
  • 506 & 647 Broadway:

    • Waterproofing complete.
    • Backfilling of vault cavity with low strength mortar backfill is complete.
  • 520 Broadway:

    • Access points to vault area cut in through roof deck.
    • Debris and old machinery removed from vault area.
    • Basement floor saw cut and removed for new cast in place concrete wall footing construction.
    • Dowels, reinforcing steel and forms set for new footing.
    • Utility relocation complete (water meter, water lines, sanitary clean-out, drain lines, boiler heat register)
  • 600 Broadway:

    • Access point to vault areas along Broadway and 6th Street cut in.
    • Debris cleaned out from both vault areas.
    • Cut basement floor and removed concrete for the new cast-in-place concrete wall footing along Broadway.

Work Completed  2/25/2019 thru 3/2/2019:

  • 502 – Broadway
    • Placed concrete for the cast-in-place concrete wall sections.
  • 436, 440, 711, 713 & 715 Broadway
    • Completed the backfilling of the vaults at these locations with low strength mortar backfill.

Work Completed 2/18/19-2/23/2019:

  • The contractor, Karvo Companies, was able to get the concrete separation walls poured for 506 & 647 Broadway along with 3each concrete separation wall sections poured for 502 Broadway.
  • Karvo Companies continued through the week installing the reinforcing steel and the formwork for the remaining Cast-in-Place concrete separation wall sections for 502 Broadway.
  • The contractor began to place the waterproofing on the concrete separation walls for 436 & 440 Broadway.

Work Completed 2/11/19-2/17/2019:

  • 502 Broadway
    • Utilities relocated.
    • Sump relocated
    • Reinforcing Steel installed for 3 ea. of the CIP concrete separation wall sections
    • Formwork installed for 3 ea. of the CIP concrete separation wall sections
  • 506 Broadway
    • Reinforcing Steel and forms installed for the CIP concrete separation wall.

Week of 2/11/2019:

  • Reinforcing steel installed, form work completed and concrete placed for the footings at 647, 506 & 502 Broadway. (Week of 2/4/2019)
  • 502 Broadway
    • Strip forms from footing.
    • Complete drainage trench and installation of new underdrain and sump
    • Begin placement of reinforcing steel and formwork for the CIP concrete walls
    • Core holes along building face for CIP concrete wall placement
  • 647 & 506 Broadway
    • Strip forms from footings
    • Begin placement of reinforcing steel and formwork for the CIP concrete walls
  • 436 & 440 Broadway
    • Waterproof joints in CIP concrete walls.
  • Miscellaneous
    • Verification at manholes for proposed drainage

Week of 2/4/2019:

  • 502 Broadway complete any formwork and resteel installation for the footing
  • 502, 506, 647 Broadway – Place concrete for wall footings at each location
  • 436 & 440 Broadway – Waterproof joints in wall
    • Thickness of ceiling vault found to be only 4” to 6” thick, thickness of sidewalk.
  • 502, 506, 647 Broadway – Begin the installation of the resteel for the walls.
    • Roof deck for the vault on 502 Broadway found to be 8” thick.

Week of 1/28/2019:

  • 711, 713, 715 Broadway Coal Chutes – complete
  • 763 Broadway – Coal Chute previously bricked up by owner. Further investigation required.
  • 657 Broadway – Per plan this was supposed to be a coal chute to close up. There ended up being 3 ea. separate openings that were larger than the plan coal chute. These areas cleaned out and blocked up.
  • 436 & 440 Broadway – Walls poured. Continuing cold weather curing for 1 more day. Waterproof membrane to be installed 14 days after concrete. Then backfill with Low Strength Mortar.
  • 506 Broadway – Area cleaned out. Scheduled to install resteel for the footer 2/1/19.
  • 647 Broadway – Area cleaned out. Scheduled to install resteel for the footer 2/1/19.
  • 502 Broadway –Prep work in the basement next week, but may be as early as 2/1/2019.
